How To Prepare Your House For Demolition?

If you are planning to demolish your Sunshine Coast property, taking all of the necessary steps to ensure it is as smooth and stress-free as possible is imperative - not only for the demolition company, but also for yourself.
 
There are a number of steps you can take prior to demolition, such as the following:

Get In Touch With Your Local Council

First things first, you should get in touch with your local council. This is because, in most cases within Australia, you will need to obtain what is known as a Consent Form - formally referred to as a Section 29A.
 
Obtaining a Consent Form is important because the council needs to grant you permission to demolish your property. Though in most cases permission will be given, there may some circumstances in which demolition permissions are denied. This denial could be on the grounds;
 

  • Your property is a heritage-listed building
  • Your property is considered an Aboriginal Heritage Site
  • Your property holds some other historical or cultural significance
     

In these circumstances, the council may advise you how to proceed but, as mentioned previously, this isn't an issue in the majority of demolition requests.

Get Any Tree Removal Permits

When you complete your initial Building Design, you will have needed to organise an Arborist Report surrounding any of the vegetation you have on the property. This report should have let you know whether or not you need to remove any of the trees on the property. If so, you may need to request a Tree Removal Permit, depending on your specific jurisdiction. There are some cases in which you won't need to apply for a permit to remove trees, but it's always ideal to make sure.

Get All Essential Services Disconnected From The Property

When you complete this step can depend on the nature of the property. You can do it as early as possible in the case of a property which isn't lived in, or you can disconnect the utilities once it becomes vacant. In any case, you'll need to disconnect the property from utilities by removing all relevant wires and metres. This prevents the damage of vital infrastructure and can make the site's next construction work much easier.

Forward Your Documentation On To The Demolishers

Once you've completed all of these steps, you'll need to pass all relevant information over to the demolition team. They won't be able to start work until they know that all of the paperwork necessary is in place, and they have permission to get to work.
